Abstract
The housekeeping department is a foundation of success in the operations of high-end residential facilities. It takes care of cleaning common areas, such as corridors, lobbies, elevators, etc. Since the satisfaction of residents about the condominium is directly dependent on the level of cleanliness and safety of these facilities, the housekeeping staff performance is crucial. Housekeeping personnel have to endure workloads due to lean staffing policies, heavy traffic, and the increasing demands of services. The staff at Zinnia Tower Condominium has a challenging role of maintaining a strict timetable of regular maintenance tasks. This research aimed to examine the effect of workload variables on workforce efficiency namely task volume, task complexity and frequency of emergency calls. The researchers used a quantitative correlational research design. The research targeted twenty (20) housekeeping employees in the Zinnia tower condominium who were working in the public areas. A structured survey questionnaire was used to collect the data based on the demographic profiles, perception of workload and self-reported levels of efficiency. The demographic section monitored age, gender, education, tenure and working hours daily to establish whether there were any background factors affecting how staff handled their duties. The findings showed that most of the employees were aged 27-33 years, and the workforce was mostly male. most respondents were high school or college graduates who have experience of two to six years. Although the majority of them had a regular working schedule of seven or eight hours, the data showed that there was a heavy load in terms of the volume of tasks. The complexity of the tasks also is a major issue. Moreover, it was identified that frequency of urgent calls and request was one of the main disruptors. Nevertheless, in the face of all these accumulating pressures and constant multitasking, the respondents were found to be very resilient. In conclusion, the study confirmed that staff workload has a significant relationship with task efficiency in the public area housekeeping department of Zinnia Tower Condominium. Proper workload management is essential to sustain high performance, prevent staff burnout, and ensure consistent cleanliness and service quality. The findings of the study can serve as a guide for management in improving housekeeping operations and creating a healthier and more productive work environment.
