Lean Construction Practices, Labor Downtime, Workflow Proficiency, and Project Performance

Abstract

EBO Builders is a construction company specializing in design and construction services, including detailed estimates, bill of materials preparation, and final project costing for clients. However, the EBO Builders Commercial Development Project faces challenges such as budget overruns caused by procurement delays, scheduling conflicts with suppliers, shipment cancellations, and bad weather affecting deliveries outside Metro Manila. Implementing lean construction principles can help address these problems by reducing non-value-adding activities like delays, rework, and material waste, while improving coordination, productivity, workforce efficiency, and overall project performance. The study used a quantitative descriptive research design. Fifty construction personnel were selected through purposive sampling, and data were collected using researcher-developed questionnaires covering demographic profile, labor downtime, workflow proficiency, and project performance. The findings indicate that the workforce is mainly young to middle-aged male laborers, with labor downtime effectively managed despite minor disruptions. Workflow proficiency is high, and project performance is satisfactory in time, safety, and quality, reflecting efficient operations and minimal workforce-related delays. The findings indicate that lean construction practices were associated with reduced labor downtime and improved workflow proficiency, including practical problem-solving, task accuracy, and consistent output. Project performance was also rated positively in terms of time, safety, and quality. However, the reported results do not provide the exact statistical values underlying the claim of significance.
